Head of Delivery at Utopia in Croatia

Head of Delivery

About the company

Utopia is an ultra-luxury hospitality and lifestyle brand creating a global ecosystem of properties and experiences.

We develop private villa retreats in beautiful locations around the world, each with high-end service. Utopia also offers a wider ecosystem of leisure experiences and services available both to those staying on property and to external visitors.

Utopia designs and builds its properties in-house. Our projects span the full journey: from concept and architecture to construction, interiors, landscape, guest experience, and long-term operation. For architects and designers, this means contributing on properties from the ground up, with the ability to influence how each place is planned, built, and experienced. For hospitality professionals, it means collaborating with a brand where service is personal, attentive, and built around each guest’s stay.

We’re a young, ambitious team with high standards and a hands-on approach. We value strong ideas, practical thinking, attention to detail, and people who are ready to take ownership of their part of each project. If you’re interested in architecture, design, hospitality, or guest experience, we invite you to explore opportunities with Utopia.

About the role

We’re looking for a Head of Delivery to take ownership of Utopia’s entire luxury construction portfolio and build the organization that delivers it. You’ll establish and lead our Project Management Office and construction engineering function, and you’ll be accountable for every project from permits and approvals through execution and final handover: on time, within budget, and to exceptional quality standards. The role is fully remote with business trips, covering projects in the Middle East, Western Europe, Africa, and Latin America.

Responsibilities

• Own delivery of a portfolio of high-end hospitality and luxury residential projects running in parallel, from property acquisition and due diligence through planning, design, permitting, construction, commissioning, and operational handover
• Build and lead the Project Management Office (PMO), setting up project governance, planning, reporting, controls, and performance management across all projects
• Establish and manage the construction and engineering function, including site engineers, technical supervision, quality control, and construction standards
• Hold full accountability for portfolio-wide budgets, schedules, quality, risks, and resource allocation, so that delivery is predictable across every project
• Oversee contractors, cost management, and high-end finishing, applying sound technical and commercial judgement to protect quality and budget
• Manage relationships with local authorities, consultants, and statutory bodies to secure regulatory approvals without delaying the programme
• Lead multidisciplinary teams, build a culture of accountability, and hold project managers, consultants, and contractors responsible for results
• Spot problems early, make decisions, and drive corrective actions, rather than simply reporting progress
• Give leadership clear, regular reporting on portfolio status, risks, and escalations

Requirements

• Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or an equivalent field
• 10+ years of experience in construction and development delivery, including senior responsibility for multiple projects at the same time
• Proven track record delivering luxury residential and hotel or hospitality projects, managed as a portfolio rather than as a single project
• Experience building or leading a PMO and a construction engineering function
• Hands-on experience with project management tools such as Primavera P6, MS Project, or similar
• A hands-on, proactive, and decisive approach: structured, results-oriented, with strong problem-solving skills and attention to detail
• Fluent English

Nice to have

• Project Management Certification
• Spanish speaking skills (optional)

Benefits

• High-end international projects. Work on premium developments abroad, a valuable addition to any professional portfolio
• Upscale clientele. Regular collaboration with high-profile clients brings exposure to demanding standards and valuable professional connections
• Project security. The investor is developing each property for their own use as a hospitality venture, which means strong commitment and a guarantee that projects will be carried through to full completion
• Fully remote with business trips. You’ll collaborate from anywhere within GMT 0 to GMT+2.
• All the tools you need. A laptop, home office supplies and infrastructure, and access to our project and documentation tools from day one
• Properties across three continents. You’ll deliver projects in Europe, Africa, the Middle East, and Latin America
• A team that spans 30+ countries. Developers, architects, engineers, and legal specialists from every corner of the world, held to the same standards and the same bar for quality
