Position Summary:

The Portfolio Asset Manager oversees a portfolio of affordable housing assets to ensure long-term financial, physical, and regulatory health. This role manages compliance reporting, monitors property performance, and coordinates with internal and external stakeholders to maintain the integrity of REACH’s real estate investments. The position supports organizational goals by optimizing portfolio performance, sustaining compliance, and aligning asset management practices with REACH’s mission and values.


Essential Functions:

Compliance and Reporting 

• Manage a portfolio of LIHTC, HUD, and other rent- and income-restricted properties. 

• Ensure compliance with partnership agreements, loan covenants, and regulatory requirements. 

• Prepare and submit timely reports for investors, lenders, and oversight agencies. 

• Maintain and archive partnership, financing, and compliance documentation.


Property Performance and Financial Oversight 

• Monitor financial performance and property conditions against established benchmarks. 

• Identify negative trends in cash flow, reserves, and operating performance; recommend corrective actions. 

• Collaborate with Property Management and Finance to align budgets and cost controls with asset goals. 

• Review and process reserve transfer requests and conduct long-term reserve analyses.


Property Taxes and Insurance 

• Compile and analyze data to support property tax exemption applications and appeals. 

• Coordinate insurance certificate requests and maintain accurate property information with insurers. 

• Partner with Property Management staff to implement risk mitigation and safety practices.


Portfolio Development and Transition 

• Support project transitions from Housing Development to Asset Management at stabilization. 

• Review and maintain project files, including deal books and regulatory agreements. 

• Participate in project planning and due diligence for acquisitions, refinances, and Year 15 LIHTC transitions. 

• Work with internal and external partners to structure favorable terms for recapitalization and refinancing.


Energy and Sustainability Monitoring 

• Track energy performance and utility usage across portfolio properties. 

• Support implementation of energy efficiency initiatives and sustainability goals. 

• Assist in identifying and pursuing funding or grant opportunities for retrofits and upgrades.


Commercial Leasing Oversight 

• Support commercial tenant leasing, renewals, and compliance. 

• Review commercial rent ledgers and assist in resolving delinquencies. 

• Collaborate with brokers and tenants to maintain strong occupancy and lease compliance.


Antiracism 

• Engages in self-reflection and open dialogue to recognize personal bias and support a respectful, inclusive workplace that constructively challenges racism and dominant culture. 

• Supports the development of inclusive practices in daily work to promote racial equity and further the organization’s mission.


Secondary Responsibilities 

• Represent Asset Management in cross-departmental initiatives and external meetings. 

• Contribute to board reports, committee meetings, and organizational presentations as needed.

Qualifications 

• Bachelor’s degree in Business, Real Estate, Finance, or related field preferred. 

• Minimum of three (3) years of experience in asset management, affordable housing compliance, or related field. 

• Familiarity with LIHTC, HUD, and other affordable housing finance programs required. 

• Experience preparing and analyzing property-level financial reports and proformas. 

• Strong understanding of loan, partnership, and regulatory agreements.


Knowledge, Skills & Competencies 

• Excellent analytical, organizational, and time management skills. 

• Strong proficiency in Microsoft Office Suite, particularly Excel. 

• Ability to interpret complex financial and regulatory documents. 

• Effective written and verbal communication skills. 

• Strong collaboration skills across departments and with external partners.

Physical Demands and Work Environment 

• Reasonable accommodations will be made.

• Must be able to lift up to 25 pounds. 

• Work primarily performed in an office environment with extended computer use.

• May require visits to properties or construction sites. 

• Must have a valid driver’s license, liability insurance, and use of a personal vehicle for business travel.
