About Corporate Stays

Corporate Stays is an international furnished apartment and corporate housing company operating across Canada and Latin America.

We manage a growing portfolio of professionally furnished apartments, serving corporate travelers, relocating professionals, and leisure guests through Airbnb and other booking channels.

We are looking for an analytical, proactive, and results-driven Airbnb Performance & Conversion Specialist to take ownership of Airbnb listing optimization across Canada, Panama, and Paraguay.

The goal is to improve listing visibility, attract more qualified guests, increase booking conversion, and drive revenue growth through data-driven optimization while maintaining our pricing strategy and quality standards.

Key Responsibilities

1. Airbnb Listing Optimization

• Optimize Airbnb listing titles, descriptions, keywords, and content to improve attractiveness and conversion.
• Review and reorganize listing photos, including cover photo selection and photo sequencing.
• Identify underperforming listings and prioritize opportunities for improvement.
• Improve listing presentation and ensure content accurately reflects each property.
• Test optimization strategies and monitor their impact on performance.

2. Performance Analysis & Conversion Improvement

• Analyze Airbnb listing traffic, booking conversion rates, search visibility, and click-through rates.
• Identify listings receiving traffic but generating insufficient reservations.
• Investigate factors affecting listing performance and develop corrective action plans.
• Monitor the results of implemented changes and identify successful optimization strategies.
• Coordinate with the Revenue Management team to identify opportunities to improve revenue performance without independently changing prices.

3. Listing Quality & Accuracy

• Maintain accurate and consistent listing information across all three markets.
• Verify descriptions, amenities, property specifications, and other listing details with local teams.
• Identify and correct outdated, incomplete, or inaccurate information.
• Maintain professional presentation standards across the active Airbnb portfolio.
• Conduct regular listing audits and document quality improvements.

4. Optimization Strategy & Collaboration

• Audit Airbnb listings across Canada, Panama, and Paraguay.
• Identify high-potential listings and develop prioritized optimization plans.
• Coordinate with Revenue Management, Distribution, Reservations, and local Operations teams.
• Recommend new photography or additional property information when needed.
• Propose and implement listing experiments within the scope of authorized responsibilities.
• Maintain a shared optimization tracker documenting changes, priorities, and results.

5. Reporting & Accountability

• Maintain an up-to-date Airbnb Performance & Optimization Tracker.
• Submit a concise monthly performance report by the 5th of each month, covering the previous calendar month.
• Report performance by country and across the consolidated portfolio.
• Identify the ten most significant improvements completed and the ten listings requiring the most attention.
• Track progress against agreed KPIs and recommend actionable improvements based on data.

Required Qualifications

• Proven experience managing and optimizing Airbnb listings.
• Strong understanding of short-term rental booking conversion, search visibility, click-through rates, and listing performance.
• Experience improving listing titles, descriptions, photo selection, and property presentation.
• Strong analytical skills and the ability to interpret performance data and translate it into actionable improvements.
• Proficiency in Google Sheets or Excel and performance tracking.
• Excellent organizational skills and attention to detail.
• Ability to work independently, prioritize tasks, and manage a large portfolio across multiple countries.
• Excellent written and spoken English.
• Experience with property management systems (PMS) and short-term rental analytics tools is an asset.
• Experience managing international or multi-market portfolios is highly desirable.

Key Performance Indicators (KPIs)

Performance will be evaluated based on measurable results across Canada, Panama, and Paraguay.

• Booking Conversion Rate: Target a minimum 15% improvement compared with the approved baseline.
• Revenue per Available Night (RevPAN): Target a 10% improvement compared with the approved, seasonally adjusted baseline.
• Search Click-Through Rate (CTR): Target a 15% improvement compared with the approved baseline.
• Monthly Listing Optimization: Complete at least 30 meaningful listing optimizations per month.
• Listing Quality & Accuracy: Maintain at least 95% compliance with the approved listing audit checklist.

Performance targets will be evaluated using agreed measurement methods and reliable data, taking seasonality, booking volumes, and external factors into account.

First 90 Days

Month 1 – Audit, Baseline & Strategy

• Audit the active Airbnb portfolio across all three markets.
• Establish baseline performance metrics using available historical data.
• Identify underperforming and high-potential listings.
• Create a shared optimization tracker and prioritized 60-day action plan.
• Validate KPI definitions and reporting methods with management.

Month 2 – Implementation & Optimization

• Complete at least 30 meaningful listing optimizations.
• Prioritize listings with high traffic but low conversion.
• Improve listing content, photos, accuracy, and presentation.
• Begin measuring the impact of implemented changes.
• Submit the first monthly KPI report.

Month 3 – Scaling & Performance Validation

• Complete at least 30 additional meaningful optimizations.
• Evaluate results from previous improvements.
• Apply successful strategies across additional listings.
• Identify recurring performance issues and recommend solutions.
• Present a 90-day performance summary and recommendations for the next quarter.

What We Offer

• Full-time remote position with an international company.
• Opportunity to manage Airbnb performance across Canada and Latin America.
• Direct impact on booking conversion, revenue growth, and portfolio performance.
• Clear performance expectations and measurable objectives.
• Opportunity for long-term professional growth within Corporate Stays.

Who We Are Looking For

We are looking for someone who combines analytical thinking, creativity, and commercial awareness. The ideal candidate takes initiative, identifies opportunities without waiting for instructions, and understands that successful listing optimization goes beyond improving appearance: it must generate measurable improvements in visibility, qualified bookings, and revenue.

If you have a strong background in Airbnb optimization and enjoy turning performance data into tangible business results, we would love to hear from you.
