Job Description
Description
We’re seeking a relationship-driven, growth-minded Construction Sales Project Manager to grow our commercial new-construction business and manage the jobs we win. This is a sales-first role: about 75% of your time goes to business development (finding projects, bidding, pricing, and following up to close work), and about 25% goes to managing awarded jobs from procurement through closeout. Success is measured primarily by new work won, with a clear annual bookings/gross margin target, supported by on-time, on-budget project delivery.
Responsibilities:
Business Development (approx. 75% of role)
- Source new commercial project opportunities through bid platforms (The Blue Book, BuildingConnected, ConstructConnect, or similar) and direct relationships with GCs, developers, and architects
- Scope overhead doors, loading dock equipment, and related products from plans and specifications, and prepare competitive proposals
- Own the bid pipeline: track quotes, follow up consistently, and drive opportunities to award
- Meet or exceed annual bookings and margin targets
- Offer value-engineering options and design/build guidance to help customers hit budget and schedule
- Build lasting relationships that generate repeat and referral business
- Perform take-offs, set pricing strategy, and negotiate scope and terms to win work while protecting margin
Project Management (approx. 25% of role)
- Own awarded projects from kickoff through final walkthrough and closeout
- Prepare and track submittals (shop drawings, product data, fire-rating documentation) through approval
- Release orders to manufacturers and manage lead times, deliveries, and site readiness
- Coordinate with GCs and other trades on schedule and site requirements, including dock pits and embeds before concrete pours
- Schedule and oversee installation crews and subcontractors, often remotely
- Track budgets, change orders, pay applications, and retainage; flag issues proactively
- Maintain project documentation (submittals, RFIs, punch lists, O&M manuals, warranties) and report status to stakeholders
- Other job duties as assigned
Requirements:
- Bachelor’s degree in Construction Management, Engineering, Business, or a related field (equivalent experience considered in lieu of a degree)
- 2+ years in construction sales, estimating, or project management preferred; experience with overhead doors, dock equipment, or Division 08/11 scopes a strong plus
- Proven track record, or strong aptitude, for winning business through bidding and relationship management
- Comfortable working toward sales targets in a pipeline-driven environment
- Able to read and interpret construction plans and specifications
- Familiarity with construction workflows (bid, submittal, procurement, installation, closeout) a plus
- Strong organizational, communication, and negotiation skills
- Proficiency with CRM/PM tools (Procore, Bluebeam, MS Project, or similar)
- Office-based; travel/jobsite visits as needed
