Job & Company Summary:
Mountain States Properties is a locally owned real estate management and development company based in Logan, Utah. We are driven by our vision to be the preferred employer, and business partner to every individual and community we serve. Our dedicated central office and experienced teams manage and lease a diverse portfolio of upscale multi-family apartments and commercial spaces across Utah, Nevada and Idaho. We know that exceptional properties start with supported people, which is why we invest heavily in our staff through continuous training, mentorship, and professional growth opportunities.
We are seeking a Regional Property Manager to enhance property performance and drive Net Operating Income (NOI). In this role, you will do more than manage properties—you will own your portfolio’s success. You will champion operational excellence, fuel revenue expansion, own operational efficiencies, and mentor the Property Managers into top-tier industry leaders.
Duties & Responsibilities:
Financial Management & NOI Growth
- Drive NOI: Proactively identify and execute high-impact strategies to increase rental rates, minimize vacancy loss, introduce value-add ancillary revenue programs, and negotiate vendor contracts to optimize operating margins across the portfolio.
- Budget Oversight: Oversee the development and management of comprehensive annual operating budgets for each property, maintaining accountability for revenue targets and expense control.
- Financial Strategy & Variance Analysis: Continuously monitor revenue trends and monthly financial statements against budget, implementing immediate corrective strategies to resolve budget variances and enhance yield.
- Financial Reporting: Prepare and present detailed monthly and quarterly financial, budget, and operational performance reports to executive leadership.
- Collaboration: Collaborate with leasing teams to develop, implement, and monitor effective marketing and leasing strategies that drive qualified traffic, increase lease conversions, improve occupancy, and maximize revenue across the portfolio.
Team Training, Management & Leadership
- Talent Development & Continuous Training: Lead role-specific operational training, and ongoing professional development plans for Property Managers and on-site staff.
- Coaching & Mentorship: Mentor Property Managers to elevate their skills in revenue management, lease execution, resident retention, expense management, and team leadership.
- Culture & Leadership: Foster a high-performance culture grounded in excellence, kindness, hard work, humility, and honesty, aligning each property’s daily operations with company core values.
- Evaluations & Conflict Resolution: Conduct team check-ins, set measurable goals, and resolve team conflicts swiftly to foster team alignment and retention.
Operational Excellence
- Portfolio Supervision: Direct and support property teams to ensure each site consistently meets or exceeds targeted key performance indicators (KPIs), including occupancy, renewal rates, collections, and turnaround times.
- Process Optimization: Ensure peak efficiency across operational functions (leasing, revenue collection, maintenance scheduling, unit turns, and customer support).
Customer Experience & Reputation Management
- Escalation Support: Serve as the corporate point of contact for resident escalations beyond the local property level, resolving complex resident matters professionally.
- Service Standards: Establish and reinforce top-tier customer service standards across all properties to boost resident satisfaction and long-term retention.
- Reputation Management: Monitor online reviews, customer feedback, and service metrics across all properties to identify areas for operational training and turn dissatisfied residents into brand advocates.
Compliance & Risk Management
Legal Compliance: Ensure strict adherence to Fair Housing Laws, local landlord-tenant regulations, and applicable housing laws across all properties to mitigate operational risk.
Document Auditing: Review lease agreements, vendor contracts, and legal documentation for accuracy and regulatory compliance.
Regulatory Updates & Staff Education: Stay informed on evolving legal updates and host training sessions to keep on-site teams educated and compliant.
This list of duties and responsibilities is not all-encompassing and may be subject to change to meet the evolving needs of the organization.
Required Skills & Qualifications
- Financial Literacy: Strong proficiency in multi-family financial statement analysis, budgeting, expense control, and proactive NOI optimization.
- Leadership & Coaching: Train, develop, and lead high-performing operational teams.
- Property Management Software: Proficiency in Entrata preferred (or comparable property management software platforms).
- Communication: Exceptional written and verbal communication skills across all corporate and property-level interactions.
- Problem Solving & Time Management: Adaptable problem solver with excellent organizational skills and the ability to manage competing priorities.
- Technical Tools: Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
Experience & Education
- 5–10+ years of multi-family property management experience (Property Manager, Assistant Property Manager, or Regional level required).
- Proven track record of direct leadership and team development in multi-site management settings.
- Certified Property Manager (CPM) or similar industry accreditation preferred.
- Strong familiarity with Entrata software strongly preferred.
Physical Requirements
- Ability to stand or sit for extended periods of time.
If this excites you, and you are committed to upholding our core values of excellence, kindness, honesty, hard work and humility, then we’d love to hear from you! Please submit your resume, we can’t wait to meet you!
