Summary: Kimco Realty Corporation is seeking a Financial Analyst – Property Finance to support site-level budgeting and forecasting processes, perform variance analysis, and assist with various financial analyses. The role involves close collaboration with Asset Management, Leasing, Construction, and Property Management to analyze financial metrics and enhance reporting efficiency. Responsibilities: - Manage portfolio financial performance, including budgeting, forecasting, and variance analysis - Develop and deliver clear financial reports and analyses for senior leadership - Support the site‑level budgeting and forecasting process, ensuring accuracy and timely completion - Partner with portfolio finance, asset management, leasing, construction, and property management teams to understand financial performance and key drivers - Identify process improvements and leverage technology (including AI tools) to enhance reporting efficiency - Perform monthly and quarterly variance analysis and assist in identifying trends and risks - Support ad‑hoc financial analyses and special projects as needed Required Qualifications: - Bachelor's degree in Finance, Business Management, Accounting, or a related field - 1+ years of experience in Real Estate Financial Analysis, Accounting, or a related analytical role (including internships or rotational programs) - Strong Excel skills, including experience with formulas, pivot tables, and financial analysis - Technically savvy, with familiarity using AI tools, chatbots, or automation tools to improve efficiency and analysis - Strong interpersonal skills with the ability to work independently and collaborate across teams Preferred Qualifications: - 1+ years of experience in Real Estate Financial Analysis, Accounting, or a related analytical role (including internships or rotational programs) - MRI experience Required Skills: Financial Analysis, Budgeting, Forecasting, Variance Analysis, Excel, AI tools, Automation tools, MRI software
