Cogent Properties is looking for a Junior Site Builder with practical construction experience to support the day-to-day execution and supervision of our building projects.
This is not an entry-level graduate role. We are looking for someone who has spent time on active construction sites and understands how building work progresses from one stage to another.
The successful candidate will work closely with the Project Manager, Builder, Engineers, consultants, subcontractors, and site workers to ensure that construction activities are properly executed, monitored, and documented.
The role is suitable for someone who is technically sound, hands-on, willing to learn, and capable of taking responsibility for assigned site activities.
Key Responsibilities
1. Site Construction Supervision
- Supervise daily construction activities and ensure work is carried out according to approved drawings and specifications.
- Monitor workers, artisans, subcontractors, and trades on assigned work areas.
- Ensure construction activities are carried out in the correct sequence.
- Check ongoing works to ensure they meet required quality standards.
- Assist with setting out, measurements, levels, and other basic site activities where required.
- Report any construction issues, defects, or deviations to the Project Manager/Builder promptly.
- Ensure completed works are properly checked before the next stage of construction begins.
2. Site Coordination
- Coordinate day-to-day activities of artisans, labourers, and subcontractors within assigned areas.
- Monitor site attendance and ensure workers are deployed effectively.
- Follow up on materials required for ongoing activities and report shortages before they affect work.
- Assist in coordinating different trades to prevent delays and clashes.
- Support the planning and execution of daily and weekly site activities.
3. Quality Control
- Inspect ongoing works and identify poor workmanship, defects, or deviations from drawings.
- Ensure corrections are made before work progresses to the next stage.
- Monitor construction details such as blockwork, plastering, screeding, tiling, concrete works, reinforcement, waterproofing, finishes, and other building activities.
- Ensure materials are used appropriately and according to project requirements.
- Identify rework and wastage and report recurring issues to management.
4. Site Reporting and Documentation
- Submit daily site updates using the company's approved reporting system.
- Take clear photographs and videos of completed and ongoing works as required.
- Record quantities, progress, materials used, labour deployed, and relevant site activities accurately.
- Maintain proper records of work completed and outstanding activities.
- Escalate delays, material shortages, quality issues, and other site concerns promptly.
- Ensure site documentation is accurate and submitted within the required timeframe.
5. Materials and Workmanship Monitoring
- Monitor the use of construction materials on site.
- Check delivered materials against required specifications and quantities.
- Report damaged, inadequate, or incorrect materials.
- Monitor material wastage and ensure materials are properly stored.
- Assist in tracking materials required for upcoming construction activities.
6. Health, Safety and Site Discipline
- Follow and enforce site safety procedures within assigned work areas.

- Report unsafe practices and hazards to the Safety Officer/Project Manager.

- Follow up on outstanding work items and ensure they are completed within agreed timelines.
- Support inspections by consultants, management, and other project stakeholders.

- Maintain good discipline and professionalism on site.
- Be willing to learn and develop into a stronger construction professional.
If work is not properly recorded, it may be treated as not completed for reporting purposes.

Performance will be assessed based on:
- Quality of supervised construction work.
- Timely completion of assigned activities.
- Accuracy and consistency of site reporting.
