Job Description
Summary: Blue Heron Asset Management, LLC is a private equity real estate investment management and development firm focused on multifamily and mixed-use acquisition and development. The intern will support the investment team through land deal sourcing, investment underwriting, market research, transaction preparation, and due diligence for ground-up development opportunities.
Responsibilities:
- Assist the Vice President of Development in searching for and sourcing on and off-market land deals to develop new ground up multifamily projects
- Assist in underwriting potential ground-up development opportunities
- Research submarket dynamics, competitive property rents, and relevant transactions
- Assemble comparable rent tables and land transactions to support underwriting assumptions
- Identify off- market land opportunities and prepare inquiry letters
- Follow up with potential landowners, brokers, and developers to identify potential development deals
- Assist in preparing Letters of Intent and deal terms for ground up development deals
- Potentially tour targeted submarkets and competitor properties as required
- Assist in the preparation of investment memoranda for Investment Committee and participate in Investment Team meetings
- Ability to work 8-16 hours per week in-office
- Participate in due diligence of potential ground-up developments
- Assist in the evaluation of potential development sites for suitability to support multi-family or mixed-use projects, including: Physical due diligence of property; Parking and multi-family unit yield; Zoning, UDO, and other local requirements; Availability of utilities; Proposed product type and construction costs
Required Qualifications:
- University undergraduate or graduate with a course of study demonstrating technical proficiency, including Real Estate, Business Administration, Finance, Mathematics, Engineering or a related field
- No real estate or investment experience is required to be considered for the position

- Analytical, with good problem-solving skills and attention to detail

- Good written and verbal communication skills and ability to communicate with other professionals outside of the firm
- Proficiency in Microsoft Excel
- Ability to work 8-16 hours per week in-office
Preferred Qualifications:
- Experience with data modeling tools is a plus
