Job Description
Summary: HDR is a company that values employee engagement and inclusivity, dedicated to creating a positive impact on communities. They are seeking a Right-of-Way Acquisition Agent to perform acquisition services on transportation, power, and water projects while collaborating with a multidisciplinary team.
Responsibilities:
- Provide support to the Right of Way project team including property research, property owner contact research and obtaining deeds and title commitments
- Prepare real estate documents including easements, offer packages and purchase agreements
- Review and interpret appraisals and comparative market analyses to calculate offers to purchase real estate interests
- Negotiating with property owners to acquire land rights related to power, gas, water and transportation projects
- Prepare permitting applications and coordinate approvals with government agencies to support construction of utility projects
- Field meetings and visits to active construction sites
- Track and input project status in spreadsheets and internal HDR databases; maintain detailed files and records of property owner contacts, maps and real estate documents
- Reading and understanding right-of-way plans, engineering plans, survey plats and property legal descriptions
Required Qualifications:
- A minimum of 1 year of experience in real estate or 120 hours of documented real estate training
- Ability to understand and work in compliance with federal, state and local laws and regulations specific to the real estate and right-of-way industry, such as the Uniform Act, FERC and NEPA
- Proficient with standard technology tools such as Microsoft Office and Project
- Strong communication skills, basic understanding of negotiation and presentation skills, and ability to work flexible hours and effectively with people of all types
- Ability to work confidently with clients, property owners and occupants
- Effectively balance office and field work in a collaborative and deadline-sensitive manner
- Ability to communicate effectively
- Availability to work flexible hours and coordinate closely with management
Preferred Qualifications:
- Proficient with Google Earth and online GIS Mapping websites
- Ability to understand and work in compliance with federal, state and local regulations specific to the right-of-way industry, such as the Uniform Act and NEPA
- Ability to communicate confidently with clients, property owners and public agencies
- Ability to effectively balance office and field work
- Electric utility and/or transportation project related experience
- Experience acquiring land rights for condemning authorities
- Ability to interpret survey and engineering drawings
- GIS mapping and database familiarity
- Certification from the International Right of Way Association
