Job Description

The Maintenance Technician plays a vital role in maintaining the community’s physical condition and promoting resident satisfaction through outstanding customer service.
Responsibilities:
- Deliver outstanding customer service and build positive relationships with visitors, prospects, residents, neighbors, community members, schools, and city departments
- Maintain professionalism in workmanship, communication, personal appearance, organization, and reporting
- Participate in company training and keep all insurances and licenses current
- Conduct daily property walkthroughs to ensure all areas are functional, safe, and well-maintained, supporting maximum curb appeal
- Maintain cleanliness and safety across offices, common areas, stairwells, exteriors, basements, grounds, and models
- Identify and address potential liability issues related to property maintenance
- Complete work orders promptly, professionally, and courteously, ensuring thorough cleanup after each task
- Document and bill residents for any damages caused by neglect or misuse, including collecting photos and proof as needed
- Collaborate with leasing office to coordinate service requests and optimize resident satisfaction
- Maintain an organized and safe maintenance shop and storage areas
- Comply with all codes, legal, OSHA, and safety regulations
Required Qualifications:
- Proficient working knowledge of basic building HVAC systems
- Proficient working knowledge of basic building electrical systems
- Proficient working knowledge of basic plumbing systems
- Experience with make-ready unit preparation
- Construction skills including sheetrock patching, texture, painting, flooring, and carpentry
- Experience with groundskeeping and irrigation systems
